Steel Skeleton Conversion

This project involved the transformation of a 142,000 SF single-story steel skeleton into a modern, multi-tenant Class A commercial office building. The redevelopment included the construction of core restrooms, demising partitions, and stylish tenant suite entrances seamlessly integrated into the new exterior façade, enhancing the building's curb appeal and functionality. A key component of the project was a 4,000 SF extension connecting the building to the adjacent Hillcrest II, creating a cohesive and interconnected office campus.

The primary building tenant was a 125,000 SF office fitout for PRA Health Sciences. The fit-out showcases a blend of functionality and high-end design, creating an exceptional workspace tailored to the client’s needs. Key features include a sophisticated conference center, expansive open office areas accented with perimeter glass walled offices, versatile training rooms, and dedicated support areas. To enhance employee experience, the design incorporated a fully equipped kitchen, a dining area, and an inviting outdoor gathering space, fostering collaboration and relaxation. This project exemplifies our commitment to delivering modern, high-performance office environments that inspire productivity and comfort.
